The Rotherhithe rooms we know well
Rotherhithe and Canada Water are dominated by a housing type you rarely see in the terraced parts of London: converted Victorian dock warehouses, ex-industrial riverside blocks, and a large wave of newer apartments around Surrey Quays and Canada Water. The rooms tend to be square and modern, but ceiling heights and layouts vary wildly between a loft-style warehouse conversion and a standard developer flat.
Fitted wardrobes in apartment bedrooms. The typical brief is a wardrobe run that wrings every usable millimetre from a bedroom that came with no built-in storage at all. Developer flats around Salter Road and Brunel Road often have 2.4m ceilings, so we build tight to the ceiling line and add a lift-up top box for suitcases. Warehouse conversions off Rotherhithe Street can run to 3m or more, which lets us stack a full upper tier reached by a library ladder.
Media walls and living-room storage. Riverside living rooms are frequently open-plan, so the joinery has to read as furniture rather than a fitted cupboard. We build low media runs with floating shelves above, usually set against the one solid wall in a room that is otherwise glazing and structural columns.
Utility and hallway cupboards. Flats here rarely have a proper airing cupboard, so we build slim utility joinery around the boiler or ventilation unit, plus shallow hallway cupboards 250–300mm deep that hold coats and shoes without pinching an already tight entrance corridor.
Access and loading
The biggest planning detail in Rotherhithe is simply getting materials into the building. Most blocks have a booked service lift with a fixed internal depth, a designated loading bay and concierge delivery windows, so we size every carcass and panel to fit the lift and stairwell before we cut, and confirm the details at survey.
